HOME STYLES/PLANS CURRENTLY BUILT

OPEN FLOOR PLANS

Most homes built within the past ten years have been designed with an open floor plan, catering to a more relaxed, but busy lifestyle. Homeowners tend to entertain less formally and with a hectic schedule, want to spend quality time with family whenever possible. An open floor plan provides a space that is welcoming and relaxing, and allows everyone to gather in the same space with ease.

The kitchen is typically open to the great room, with an island or bar delineating the space and allowing a spot for children to do homework or guests to chat with the cook. Sometimes a formal dining room is eliminated entirely, with a large breakfast nook with space for a big table serving as the family eating area. Auxiliary rooms designed for organization and convenience, such as a butler’s pantry, craft room, mud room, or home office, are important with today’s lifestyle and are usually sited adjacent to the main living area.

With an open floor plan, the master suite may be privately situated on the main level with a luxury bathroom and private patio to the rear. Secondary bedrooms may also be on this level or upstairs with additional auxiliary areas such as a bonus room or a home theater. Outdoor living areas offer more space to relax and host down-to-earth parties.

Although an open plan is especially associated with very modern designs, all kind of styles are now being built with free-flowing layouts. Vaulted ceilings, large expanses of windows, and generous outdoor living areas create a more open feeling in today’s house plans.

 

COLONIAL FLOOR PLANS

Built in a style derived from traditional English homes, Colonial homes reflect the earliest architectural traditions of the New World. They generally take the form of a simple rectangle, with emphasis on the entryway. The true Colonial styles developed during America’s early years were later reinvented and adapted to new building techniques and materials, such that most of the “Colonial” homes we see today are more appropriately called Colonial Revival, a movement that began in the late 19th century and continues today. Their simple grace and time-honored tradition have timeless mass appeal.

Colonial homes are symmetrical, with side-gable roofs and chimneys either centered or on either end. The centered entry usually has a small pediment above the door, which evolved into more columned porticos as the style developed. Double-hung sash windows are often placed in pairs and accented with shutters. Although brick is the material most associated with the Colonial style, wood siding is a suitable alternative and retains the traditional feel.

Traditional styling often defines the interior as well, with a center hall flanked by formal living and dining rooms. Many recent plans, however, boast open layouts more characteristic of modern tastes, with great rooms that are open to the kitchen and dining areas, main level master suites, and other amenities required by today’s families.

 

CONTEMPORARY/ MODERN FLOOR PLANS

Contemporary/Modern style homes feature clean lines, large expanses of glass, and interesting rooflines, creating a design aesthetic that speaks of 21st century technology. Modern homes use a variety of innovative building materials such as fiber cement siding, with steel, concrete, and glass construction.

Contemporary/modern homes are particularly important to the sustainable design movement. The lack of traditional conventions means that the home can be designed around environmental and energy-conservation considerations, with unusual rooflines to accommodate solar panels and windows placed exactly where they need to be to play into passive heating and cooling strategies. Conducive to non-traditional building materials, contemporary and modern homes may take advantage of the latest technology in recycled and sustainable materials.

Modern floor plans almost always feature an open layout to draw nature inside. Outdoor living space may be the most important feature, as it will be visible through an abundance of windows and should feel like a continuation of the home.

 

RANCH HOME PLANS

Ranch homes are convenient, economical to build and maintain, and particularly friendly to both young families, who might like to keep children close by, and empty-nesters looking to downsize or move to a step-free home. Although ranch floor plans are often modestly sized, square footage does not have to be minimal. Also known as “ramblers,” ranch homes may in fact sprawl over a large lot. They are generally wider than they are deep, and may display the influence of a number of architectural styles from Colonial to Contemporary. There is often a living wing and a sleeping wing, but many recent designs place the master suite on one end and the family bedrooms on the other so they are buffered by the living space.

 

EUROPEAN FLOOR PLAN

The architectural influences of European floor plans are drawn from the design of French country homesEnglish cottages, and Swiss chalets. European floor plans evoke Old World charm with delightful details such as shuttered casement windows, turrets, fireplaces, and decorative woodwork. Exteriors may be a combination of stone, stucco, wood, or brick, giving these homes eclectic charm. Multiple roof peaks are common. Dormers offer architectural enhancements as well as providing functional space and sunlight to top floor rooms. Arches are a common motif, seen over windows and doorways.

European style homes are almost always two stories or more, and may even feature a lower level that will be a perfect getaway for the kids or for entertaining guests. Open layouts are common, with rooms arranged to occupy the bays and turrets that give each design its unique shape.

 

VICTORIAN FLOOR PLAN

Victorian style architecture became popular in the late 19th century during the Industrial Revolution, when opulence was a sign of the times and homeowners spared no details in creating large, fanciful homes. The vision of a Victorian home is quintessential Americana, as they were built throughout the country in small towns, big cities, and on rural farmsteads. No matter where you are building your home today, your Victorian residence will add whimsy and charm to the neighborhood.

There are many variations of Victorian style, but several architectural elements set the style apart. A Victorian house is almost always two stories or more, often with turrets and attic dormers creating cozy spaces on the third floor. A wide front porch, often wrapping around at least two sides, is ornamented with spindlework and gingerbread detailing. A variety of paint colors highlight the various architectural elements.The roof is steeply pitched and may feature multiple gables or a single front gable with decorative trim or a sunburst motif. “Victorian vernacular” homes may be one story and feature just a few of the high style architectural elements. Today’s Victorian floor plans may be open, but will still feature cozy nooks for those that like to sneak away.

 

MEDITERRANEAN FLOOR PLAN

Mediterranean design is actually a compendium of styles drawn from Italian villa architecture, Spanish haciendas, and Greek coastal homes. Our versions of Mediterranean homes are distinguished by stucco exteriors, tile roofs, and arch motifs. Floor plans are almost always wide open for a laid-back and relaxing feel and often feature plenty of outdoor living space. Although they fit beautifully in coastal and temperate areas, they are constructed in many regions of the country.

Mediterranean homes may be any size, but are often large luxury designs. They tend to be asymmetrical, with low-pitched, hipped or pyramidal roofs covered with terra cotta tiles. Arched entryways and windows create drama. The exterior is almost always stucco, ranging in color from clean white to a dramatic pastel, sometimes paired with stone or brick. Decorative elements such as wide overhanging eaves supported by decorative brackets and shaped parapets are sometimes drawn from Italian and Mission styles.
